Energy management for real estate portfolios, visible per asset

One portfolio. One energy line. Real estate portfolios change constantly through acquisitions, disposals and tenant rotations. PowerQ keeps procurement, meters, invoices, pass-through and consumption data per asset in one structure.

For which portfolios, and when not

We work for real estate funds, housing corporations and office portfolios where energy is operational and compliance-driven. For a handful of assets without multi-site complexity, a local party is often a better fit.

Control over the entire portfolio

Long mandates aren't a promise to us; it's how we work.

A real estate fund that chooses an energy partner today isn't buying a rate for next quarter. It's buying control over the entire portfolio, across multiple assets and multiple locations, for the full lifetime of the portfolio. PowerQ was founded in 2004 and has remained unchanged and independent ever since: no acquisition, no merger, no supplier as shareholder.

What starts as a tender becomes a daily working relationship in which your asset manager and your dedicated PowerQ Energy Officer read the same figures per asset, from procurement to pass-through to reporting.

The four fixed workstreams

On an ordinary working day, a real estate portfolio comes down to four things.

A successful company has control over all its business processes, including energy procurement. PowerQ never bundles energy advice with another product. The four workstreams below are the complete scope of what we do: for every asset, in every portfolio, every year.

01

Procurement

Portfolio-wide, visible per asset.

We coordinate procurement across the whole portfolio and keep the cost per asset visible instead of buried in service charges.

02

Pass-through & meter
administration

Meters change with every acquisition, disposal and tenant rotation.

We keep the administration current and structure pass-through to tenants cleanly. Example asset change: on a sale or new tenant, we update contract, meter, invoice and reporting in one go.

03

Invoice control

Per asset, not per quarter.

Every invoice checked against contract and consumption; anomalies flagged per asset.

04

Reporting

Auditable consumption data per asset.

Usable as input for reporting under the EU Energy Performance of Buildings Directive (EPBD), alignment with the EU taxonomy and investor assessment models. We deliver the data; the conclusions your organisation draws remain with you and your advisers. The EPBD is transposed into national law per country; requirements may differ per country and application.

Schedule a meeting

Bring twelve months of invoices. We'll bring the numbers.

Loek Hulsbergen Founder & Managing Director

45 minutes. No presentation, no proposal. We look together at the portfolio you already have (invoices, contracts, asset overview) and tell you what coordinated procurement and a single mandate would change for your rate, pass-through, risk profile and EPBD and taxonomy substantiation.
